When screening for tenants it is very important to match the right person to the right home. We go above and beyond when screening tenants. Why so? Since we are so confident about the tenants we place in your property we actually GUARANTEE our work. We take the time with each new tenant to explain the benefits, responsibilities and criteria of leasing a home from us to ensure that your property is cared for and maintained. We also provide you with protection through use of attorney prepared lease agreements, deposit forms, late notices, 7-day notices and other legal documents prepared by our attorney.
We prequalify tenants on the phone before even showing your property to them to make sure that the home meets or exceeds the tenants’ needs. Our dedicated professional leasing agents schedule appointments 7 days a week. KIWI Property Management requires a completely filled out rental application from each adult making application along with a application fee of $35 per adult payable at time of surrendering the application to us. We use a 6 step process to qualify the most suitable tenants for each property:

Credit Check—we do a comprehensive Credit check to ensure that the tenant is in a position to pay their rent regularly—making sure that income supports the obligations they have every month, depending on credit they have to show more documentation such as pay-checks and bank statements

Criminal Background Check—we pull a criminal history check to find out about any past criminal behavior the applicants might have had

Eviction Record Check—We offer a state and country wide eviction record check to make sure about any past eviction the tenants might have

Landlord Verification—We check with previous and current landlord about tenant’s payment history, behavior and how tenant left the property at move out

Income Verification—We verify current and past employment by calling the appropriate supervisors. We also verify disability and Social Security Benefits received.

Pet Verification-- if tenant making application is local and has a pet, we will personally view the tenants property to make sure the pet and owner are not causing damage to the property.
Upon application approval the tenant must provide us with at least $250 that are non-refundable to hold the property for up to 7 days if longer 1 months’ rent (non-refundable) is required to hold the property. In order for a tenant to move in all funds need to be received, which at the minimum is 1st months’ rent plus 1 month of security deposit plus if they have pets a non-refundable pet deposit.
